05). Deposit returned immediately following auction if not winning bidder
06). Winning bidder required to execute contract immediately following auction
07). Contract requires a 2nd non-refundable deposit on or before 10 days after accepted offer bringing total deposit to 20%
08). Balance due at closing on or about 45 days after accepted offer
09). Winning bidder will be responsible for utilities & taxes at closing 10). Sold as-is, where-is & subject to seller confirmation
11). Any desired inspections/research must be done prior to auction & can be scheduled by appt
12). Winning bidder is guaranteed to obtain clear and marketable title at closing
