04). A 10% buyers premium will be added to the final succesful bid due at closing
05). Deposit returned immediately following auction if not winning bidder
06). Winning bidder required to execute contract immediately following auction
07). Contract requires a second non-refundable deposit on or before June 7, 2006 bringing total deposit to 20%
08). Balance due at closing on or about July 13, 2006
09). Winning bidder will be responsible for pro-rated heating oil, electricity, and taxes at closing 10). Real Estate is sold as-is, where-is and subject to seller confirmation

NYS Thruway exit 19 Kingston. After toll booth, proceed into traffic circle and take Washington Avenue exit. Proceed South on Washington to 4th traffic light and turn Right onto Lucas Avenue (CR-1). Follow Lucas Avenue ~4.4 miles and make a left onto Binnewater Road (CR-7). Fourth driveway on Left.
